East Meadow, NY…..Arthur A. Gianelli, President/CEO of the Nassau Health Care Corporation (NHCC), today announced the approval of lease agreements for two locations within the Village of Hempstead, one at 135 Main Street for NHCC’s new NUCARE Hempstead Community Health Center and the other at 236-242 Fulton Avenue for a Diagnostic Imaging Center.
“Both are great central locations in the heart of the Village of Hempstead, serving as a catalyst for improved comprehensive health and diagnotic services for NHCC’s underinsured and vulnerable populations and signaling an increased investment in addressing disparities in health care.  The railroad station, Hempstead Bus Terminal and municipal parking nearby, will provide easy access to patients and staff,” stated Mr. Gianelli.  “The new Hempstead Community Health Center to be located at 135 Main Street and the Diagnostic Imaging Center at 236-242 Fulton Avenue, will serve as the centerpiece of the NHCC’s efforts, to revitalize our health care efforts on behalf of our underserved communities.”

This location is a multi-use (three stories of low and middle income, predominatly senior, housing) building with 7,730 square feet on the ground floor.  The ground floor had been used by Signature Health as a health clinic, so it is almost move-in ready, only requiring a cosmetic face lift and minor non-structural changes to accommodate NHCC needs for its new Hempstead Community Health Center, requiring very little disruption in moving from our current location across the street at 100 Main Street.  The space will lease for $16/square foot, which is less than NHCC’s current $18/square foot lease at 100 Main Street.  The site’s current use is as a healthcare facility and any build-out costs will be substantially less than the $4.5 million currently budgeted from the capital plan for a new Hempstead Health Center.  The lease is for a term of 10 years with an option to extend for an additional five years.

In addition, approximately 2,000 square feet of space is available in the building’s basement for NHCC to lease if necessary.  NHCC will make a determination of how much, if any, of this space will be leased while designing the build-out of the first floor.  Terms of leasing any or all of the basement space have yet to be negotiated.

236-242 Fulton Avenue Lease between NHCC and the Economic Development Enterprise Network, LLC
This is an approximately 19,000 square feet, two-story professional office building located at the southeast corner of North Franklin Avenue and Hempstead Turnpike.  Current tenants include two community physicians, law offices and real estate offices. NHCC will lease 5,000 square feet on the street level for its new Diagnostic Imaging Center.  The space will be leased at $19/square foot, with NHCC paying the space’s proportionate share of property taxes.  This compares to the current market in Hempstead where medical space generally leases for between $23 and $27 per square foot. Initially, NHCC will lease only 2,500 square feet, with the remaining 2,500 square feet to be included in an amended lease when build out commences.  The term of the lease is for seven years with a renewal option of seven additional years.  “We will be opening a state of the art imaging center unlike any available to the residents of Hempstead.  It is expected to contain a 1.5 T MRI for orthopaedic and neurological diagnosis, a 64 slice CT for cardiac and general imaging, high resolution ultrasound for obstetrical, general and vascular ultrasound diagnosis and digital X-ray. The new diagnostic imaging center will be a valuable resource for local physicians and patients too,” stated Victor Scarmato, MD, Chair of the Radiology Department.

Mr. Gianelli went on to say that “Approving the leases for these exciting locations is an investment in the healcare needs of the community and an essential effort to address the disparities in health care affecting minority residents of Nassau County.  As a safety net health care system and an essential provider for vulnerable communities,NHCC plays a key role in the prevention, detection and management of diseases that disproportionately impact underserved communities.”
