WHEN COMBINED, THE RFP ENCOMPASSES ONE OF THE LARGEST DEVELOPMENT OPPORTUNITIES IN NASSAU COUNTY, CREATING THOUSANDS OF PERMANENT JOBS, MEETING HOUSING NEEDS OF SENIOR COMMUNITY AND OPPORTUNITIES FOR IMPROVING HEALTH CARE OF NASSAU COUNTY RESIDENTS
East Meadow, NY…..Arthur A. Gianelli, President/CEO of the Nassau Health Care Corporation (NHCC), announced the issuance of a Request for Proposal (RFP) for the redevelopment of the 63-acre A. Holly Patterson Uniondale campus for a senior village and the 51 acre Nassau University Medical Center campus into a health care village, one of the largest mixed use sites available in the center of Nassau County, helping to transform the NHCC’s land resources, revitalize the economy and improve the health care of Nassau’s residents.
“When these two sites are combined, this RFP offers one of the largest available development opportunities in Nassau County, with potential for hundreds of millions of dollars in new construction, creating thousands of permanent jobs, meeting housing needs of senior communities, needed medical office space, medical research facilities, wellness center, and opportunities for improving the heath care of Nassau County residents. This will allow for more efficient use of our land resources, update facilities and create a new identity for the NHCC. We seek partners committed to help us further our mission and vision, grow our volumes, and provide good quality healthcare to the populations that we serve.” said Mr. Gianelli.
The NHCC is a New York State Public Benefit Corporation that operates the Nassau University Medical Center (NUMC), a level I trauma center and teaching hospital in East Meadow, A. Holly Patterson Extended Care Facility (AHP), a 589 bed skilled nursing facility in Uniondale and several community health centers located throughout Nassau County, serving all residents and having the particularly important role as the safety-net system for Nassau County.
The AHP campus redevelopment – the Senior Village at Patterson – will include a new 320 bed A. Holly Patterson nursing home, as mandated by the New York State Commission on Health Care Facilities in the 21st Century (otherwise known as the Berger Commission); a 150-bed Assisted Living Facility; a Diagnostic and Treatment Center with a 29 station Dialysis Center; a 388 senior independent/congregate housing units; retail/office space of approximately 128,000 square feet; a community center and athletic field; and approximately four acres of open space and walking trails. NHCC will continue to own and operate the new nursing home and DTC, and it is anticipated that NHCC will either sell or joint venture with a developer on the remaining development. NHCC will also entertain proposals from entities interested in financing the construction of the new AHP and DTC.
For the East Meadow campus – the Village for Healthy Living – the NHCC seeks a joint venture partner to assist in the financing of the development of medical office buildings for private physicians; an ambulatory surgery center; medical research; a wellness center; and new housing for hospital residents and medical students. Currently, the 51-acre property contains approximately 2,000,000 square feet of existing hospital, medical office, and administrative office space and 137,400 square feet of apartment units that are leased to the resident physicians at the NHCC. This RFP contemplates developing 35 of the acres by phased in demolition of older buildings and new construction in a manner that will link the various uses of the entire campus into one cohesive village, and include upgrades in parking, walkways and roadways, and the creation of open community space.
In addition to the terms and condition outlined in the RFP, the proposer must submit a site plan, the equity, financing structure and debt source for the acquisition and developments, information regarding the proposer’s company and organization. NHCC will give special consideration to development plans that incorporate green building design principles, including sustainable site development, water savings, energy efficiency, material selection and indoor environmental quality to achieve economic, environmental and health and community benefits in order to contribute to overall quality of life.
“The community of Uniondale has had several years of extensive community participation, before the NHCC Board of Directors approved the Uniondale senior village, while the health care village conceptual plan has been presented to the East Meadow Community during this last year in order to involve the community and obtain input. It is our goal, through the transformation of our land resources into a senior citizen village and a health care village to promote good health as doing the right thing for the populations that we serve,” added Mr. Gianelli.
